What are the costs of building a turnkey house?
The cost of building a turnkey house depends on many factors: the square metre, the construction project, the standard of finishing and the current prices of construction materials. At DD Projekt, we prepare an individual valuation of the investment already at the beginning of our cooperation - with projected costs . Thanks to this, you have real control over the budget and the course of house construction.
When building a commissioned house, you can benefit from a lower VAT rate (8%) on labour and materials. This is a real saving compared to building under the contractor system, where a rate of 23% applies.
What will the standard of finish be?
The standard of finishing depends on the option chosen - we offer turnkey finishing of the house and an extended option: „to move in”. In the basic turnkey variant, we carry out, among other things, plaster, floors, wall painting, installation of internal doors and full bathroom fittings. In the „to move in” option, we complete the interior with furniture, lighting and equipment, ready for use. You can read more about the standard of finishing in the tab Offer.
Do you make energy-efficient houses?
Yes, we also build energy-efficient houses. At the design stage, we select technical solutions and installations that help reduce energy consumption - including appropriate insulation, joinery, recuperation or heating systems. We tailor the design to your needs and expectations in terms of comfort, bills and ecology.
Who is overseeing the implementation of the investment?
The project is supervised at every stage by an experienced site manager and a dedicated project supervisor. This ensures that the client can be confident that the construction of the house is being carried out in accordance with the schedule, design and applicable standards. Constant communication and ongoing reporting enable full control, even from a distance.
How often will I have to turn up on site?
We keep your involvement to a minimum - 2-4 meetings throughout the project are enough. We conduct the construction of the house comprehensively and document each stage in photos and videos. We provide you with remote access to the progress, which saves you time and avoids frequent visits to the construction site.
What is the construction time of the house?
Turnkey house construction time depends on the scope of work, ground conditions and weather. We ensure continuity of operations, no downtime and the work of proven teams, which reduces completion times compared to traditional house building methods.
If the client makes a quick decision and signs a turnkey contract, and the design, materials and logistics are on our side, then the realistic lead time is:
- 10-14 months for a house of approx. 200 m²
- up to 9 months for simple solids and functional arrangements
- up to 16 months if the decision-making process on the client's side is prolonged or the project requires many non-standard solutions.
