First - plot

Estimate, how much floor space you need
When planning or buying a ready-made house project, you need to think about a very important question - how many square metres should your building be? Young couples often do not know how to answer this question in detail. If this is the case, it is worth comparing the size of your current dwelling. Is such an area sufficient? Living rooms are usually no smaller than 20 square metres, but if you want to have plenty of space to put a large dining table there, then you can think about extending the living room area to as much as 40 square metres.

When it comes to the kitchen, it all depends on how much time you spend in it on average. If cooking is your passion, you have a lot of kitchen utensils and it's actually where you spend most of your free time, then it's important to make sure there's enough space. Nowadays, kitchens with an island tend to be between 15 and 20 square metres.
Another important consideration is the number and size of bedrooms. If you are planning to have children, it is important to bear in mind that it would be a good idea for the child's room to be larger than the parents' bedroom, and this is because the child spends most of his or her time in his or her room - sleeping, doing homework, playing and inviting friends. So he needs a lot of space.
Windows and doors
In fact, you should think very carefully about the positioning of windows and doors, because later adjustments may no longer be possible or difficult to carry out. What's more, it is the windows and doors that are most exposed to the weather and UV rays, so you shouldn't economise on them, because they are meant to last for many years. Good-quality windows and doors keep out noise from the outside and also insulate very well, so no heat escapes from the house.
Not save on building materials!
When doing a house project, you have to remember that this is an investment for years, so you absolutely should not save on building materials. It is better to pay a bit more at once and have peace of mind for a longer period of time, than to worry about unnecessary renovation after a few years, which will actually end up costing you more than if you had invested in more expensive materials right away.
